On this week’s episode of Unsellable Houses, we helped our clients, Jennifer & Jacquelyn, get top dollar for their parents’ Bothell split-level home. The rustic-modern design was inspired by the beautiful, warm wood tones found in the bonus space of this home!

Design Inspo & Materials
Overall Design + Living Room + Entry
What we updated:
- All new interior paint on walls, trim, doors, and ceilings throughout (Sherwin Williams, walls & ceiling: Greek Villa SW-7551 and trim & doors: Mindful Gray SW-7016)
- Added an accent wall on the wall shared between the dining room/living room (Sherwin Williams, Pewter Green SW-6208)
- Installed luxury vinyl plank (LVP) flooring (Homestead Flooring, JetCore XL – Country Retreat)
- All new light fixtures & hardware
- Removed the half-wall in the living room/entry and added a custom banister (made by Gagnon Welding)
- Installed tile in the entryway (Arizona Tile, Castle Brick, Brown)
Kitchen
What we updated:
- Opened up the layout by removing the walls and added an oversized island with barstool seating
- All new high-end stainless steel appliances (Albert Lee Appliances)
- Installed soft-close cabinetry and painted them (Sherwin Williams, Pewter Green SW-6208) with vintage-rustic hardware
- Installed quartz countertops, including a waterfall on the section near the stairs, (Arizona Tile, Aerial) and a porcelain tile backsplash (Arizona Tile, Castle Brick, Brown)
- Added a stainless steel sink and faucet (Elkay)
Primary Bedroom + Ensuite
What we updated:
- Added a custom luxury built-in closet system (Closet Creations Inc.)
- Installed designer tile flooring (Arizona Tile, Cementine Retro 3) and an ombre shower surround (Arizona Tile, Concerto Clay, Cocoa, Pearl in Matte) and shower floor (Arizona Tile, CS-Skyline Hex 2×2 Mesh)
- New vanity, hardware, fixtures, and lighting
Hall Bathroom
What we updated:
- Installed designer tile flooring (Arizona Tile, Cementine Retro 3) and an ombre shower surround (not exact product used but similar – Arizona Tile, Concerto White Matte)
Bonus Space
What we updated:
- DIY accent wood above the fireplace, to match the existing wood paneling
Exterior
What we updated:
- Painted the exterior, trim, and front door (Sherwin Williams, main: Storm Warning SW-9555, trim: Greek Villa SW-7551, garage: Urban Bronze SW-7048)
- Refreshed the landscaping
- Replaced the roof
