Home Staging – Do’s & Don’ts

Here at Lamb Real Estate, one of the many things you can count on is beautiful home staging focused on selling your home. Our home stylist, Rebecca Long, has provided some tips for when it comes to getting your home ready for staging.

DO:

  • Brighten up spaces by removing old window treatments, adding lamps and switching out low watt bulbs.
  • Put anything that you can pack away into baskets. That way, when a buyer walks into a room they don’t have to see your “stuff” but rather it appears as organized and clean. Remember: Baskets are your friend.
  • Remove everything from on top of the cabinets, extra items on bookshelves, etc. Pack up anything that you do not use on a daily basis.
  • Use plants/flowers, even if they are fake to liven up rooms. Fresh cut flowers (especially if they come from the garden out back), etc.
  • Purchase new cheap linens. Fresh, white towels, duvet cover, throw pillows will lighten up the house and freshen up otherwise dull spaces.
  • Most importantly: deep clean everything. I.e., kitchen cabinets, appliances, baseboards, etc.
  • Add some small accessories to make a big impression every time; mirrors, plants, floor & table lamps, rugs, throws, pillows, baskets, towels, dishes for table are great examples.
  • Stage rooms to show off their true potential, it is essential. Clear out the clutter and the personal items, and stage the room to show how functional it can be.
DON’T:
  • Don’t stuff your clutter into closets. Buyers always want to see how much closet space is available.
  • Don’t ignore the exterior of your home. Getting your yard professionally landscaped and painted before the home is on the market is a huge ticket to selling your home faster. Remember: The exterior is the first impression a buyer gets of your home.
  • Don’t theme stage your home.  If your decor is all beach stuff, the buyer cannot visualize how they can utilize the space. Neutral furniture and colors will always speak to your buyer the best.
  • Don’t use outdated decor. This will not been appealing to most buyers, so try to keep things modern or relatable.
  • Don’t have busy patterns on walls, floors, or textiles. Again, keeping it simple is key here.
