On this week’s episode of Unsellable Houses, we helped Cassie & Tom get top dollar for their unsellable Mukilteo rambler/ranch/single-story home by transforming it into a coastal causual oasis.

Design Inspo & Materials
Overall Design + Entry
What we updated:
- All new interior paint on walls, trim, doors, and ceilings throughout (Sherwin Williams, walls: Pediment SW-7634, trim: Greek Villa SW-7551, doors: Homburg Gray SW-7622)
- Raised the sunken living room & removed arched doorways
- All new light fixtures & hardware
- Installed luxury vinyl plank (LVP) flooring throughout (Homestead flooring: Jetcore – Dusty Dune)
Kitchen + Dining Room
What we updated:
- Opened up the layout between the dining room and the kitchen by removing the wall & pass through window
- All new high-end stainless steel appliances (Albert Lee Appliances)
- Installed custom white soft-close upper and blue lower cabinets with modern brass hardware
- Installed quartz countertops (Arizona Tile, Calacatta) and ceramic backsplash (Arizona Tile, Flash Ivory 3×12)
- Added a stainless steel sink and faucet (Elkay)
- Added a large kitchen island with barstool seating and coastal-inspired pendant lighting
- Installed a custom hood range
Living Room
What we updated:
- Installed new fireplace tile surround (Arizona Tile, Touch Snow 12×24)
Primary Bedroom + Ensuite
What we updated:
- Created a true ensuite by removing the stand-alone vanity and installed a new vanity
- Installed a walk-in shower shower with designer recycled glass tile flooring (Arizona Tile, Geo 2 Metro Midtown 16×9) and dual-tone shower surround (Arizona Tile, Alpi Chiaro 6×36 & not exact product used but similar – Arizona Tile, Concerto White Matte)
- Installed tile flooring (Arizona Tile, Touch Snow 12×24)
- Added a custom luxury built-in closet system (Closet Creations Inc.)
- Installed new light fixtures and continued LVP and fresh interior paint
Hall Bathroom
What we updated:
- Installed designer recycled glass tile flooring (Arizona Tile, Geo 2 Metro Midtown 16×9) and shower surround (Arizona Tile, Vetri Acqua 4×12)
- Removed the jetted soaking tub and installed a new tub insert
- New light fixtures, vanity, and hardware
Exterior
What we updated:
- Painted the exterior, trim, and front door (Sherwin Williams, main: Gale Force SW-7605, trim: Ibis White SW-7000, doors: Caviar SW-6990)
- Refreshed the landscaping
