Old Friends, New Upgrades

Another incredible #TWINWIN this week! First of all, Leslie and I want to give you all a huge thank you. Last week, the season three premiere was our highest ratings EVER — we had over 3.6 MILLION viewers tune in to watch Unsellable Houses, and we are SO grateful for your love and support!

This week, we were so excited to get the chance to work with our childhood friends Sonja and Nate! When they came to us and asked if we could help them sell their Bothell tri-level home, we could not refuse.

 

Location and Inspiration

Bothell is one of the most sought-after locations in Snohomish County. It is a desirable spot for commuters, working people, and families alike, with one of the top school districts in the area, amazing restaurants, lots of shopping, and easy access to the highway/freeway! 

Bothell has recently had a boom of new construction in the area, so we needed to go with a design plan that could not only compete with these homes but would ultimately win out over them. 

What I came up with was a warm minimalist design. Minimalist designs are often known for only using whites and grays, but I wanted to take a different approach by adding colors from the surrounding area like wood tones, blues, and stone.

 

Key Updates

When we first got to Sonja’s and Nate’s, the closed-off floor plan and sunken living room made the home feel stuffy and dated. We took down the two walls leading to the kitchen and raised the floor in the sunken living room to give the space an airy and open feel.

While an open concept is very desirable, sometimes it’s hard for a buyer to imagine living in that space unless there is a designation between the different areas. I wanted to make sure that we intentionally staged the main living spaces to show the separation of the dining, kitchen, and living areas while still being one open space.

We also needed to add value to the kitchen. Not only did we replace all of the countertops, flooring, appliances, etc., but we also added in a beautiful pantry/bar wall. We have found that having a pantry space significantly improves the appraised value of the home and is something that almost every buyer is looking for right now. 

Fresh exterior paint might not have started as a must, but the added curb appeal to the homemade it stand out and was totally worth the added expense! 

In addition, we also added a lot of custom touches to the home, such as the herringbone butcher block, herringbone tile in the bathrooms, and built-in furniture upstairs. These things will make our home stand out with character against these new builds that are typically very similar.
