This week on Unsellable Houses, our adorable client, Alice, needed some help selling her brother’s dated Lake Stevens rambler. The home had previously been listed on the market “as-is” (no updates or staging) with one of our Lamb & Co. Real Estate brokers, Ericka Hardwick, with no offers. Considering that our potential buyer’s are more than likely first-time home buyers, we knew in order to get our client’s top dollar for this home, we needed to make some much-needed changes.

Design Inspo & Materials
Overall Design + Living Room | Before + After
What we updated:
- All new interior paint on walls, trim, and ceilings throughout (Sherwin Williams, walls: SW-6252 Ice Cube, trim: SW-7023 Requisite Gray, ceiling: SW-7007 Bright Ceiling White)
- All new luxury vinyl plank (LVP) floors throughout (Homestead Flooring, JetCore Dusty Dune)
- All new light fixtures & hardware
- Removed free-standing wood-stove and brick surround
- DIY Project: Planter Piano
Kitchen + Dining | Before + After
What we updated:
- Removed the original drop-ceiling and vaulted the ceiling to match the living room
- All new high-end stainless steel appliances (Albert Lee Appliances)
- Installed custom Espresso soft-close cabinetry and made custom floating shelves from wood crates. (DIY project: take the back off of wood crates, stain, and hang)
- Relocated the refrigerator into the former pantry and installed a custom built-in kitchen storage system in the laundry room (Closet Creations Inc.)
- Installed honed quartz countertops (Arizona Tile, Grigio Elegante Honed) and porcelain backsplash (Arizona Tile, Cementine Retro, Retro 1)
- Installed linen-textured porcelain tile floors (Arizona Tile, Touch Pearl 12×24, Pearl)
- Replaced the window in the dining room with French doors leading to the backyard.
Primary Bedroom Ensuite | Before + After
What we updated:
- Added a custom luxury built-in closet system (Closet Creations Inc.)
- Installed new vanity, light fixtures, mirror, and hardware
- Installed designer tile flooring (Arizona Tile, Touch Pearl 12×24, Pearl) and an full floor-to-ceiling tile accent wall (Arizona Tile, Shibusha Wenge Straight Stack 1×24 Mesh)
Exterior | Before + After (“Curbalicious”)
What we updated:
- Painted the exterior, trim, and front door (Sherwin Williams, main: SW-7042 Shoji White, trim: SW-9104 Woven Wicker, door: SW-7048 Urbane Bronze)
- Refreshed the landscaping, including removing the blackberry bushes (only after picking some to snack on of course)
- Added a tall fence along the back of the yard and a shorter fence in the front, which really created an outline of the the flag-lot property.
