Fancy Farmhouse

This week on Unsellable Houses, we were so happy to be able to help out Spencer and Molly renovate their home and get it ready to list! As fellow VW enthusiasts, we were so excited to take on this project, and we could not have been happier with the results! 



Location and Inspiration:

You asked, and we answered, I always get asked to do non-traditional farmhouse designs, and when I arrived at this home, we knew it was a must! The house is on a sizeable amount of property and even had a chicken coop outback! I mean, what more could I need for a real Farm House? Fun Fact: Snohomish was once known for all of the dairy farms around town. This property is located only 15 minutes away in the neighboring city of Marysville and only 5 minutes away from where it was once a buffalo farm! 

 

Key Updates:

 

Entry Way- 

Like curb appeal, if a buyer does not walk into the home and get that unique feeling, they are much less likely to purchase the home. While frequently overlooked, the entryway is a space that every one of your guests will walk through; making a great impression will do wonders! For this house, we need to open up the room. We eliminated the half wall and added a rod iron railing. Making the entryway feel more extensive and the rod iron was a great compliment to our farmhouse design!  

 

Kitchen- 

Let’s face it. The kitchen was very outdated. It had the original builder’s grade cabinets and Formica countertops and felt old. While everything was still functional, this is not what buyers are looking for anymore. So, I decided to give this kitchen an overhaul! JL crew hung new black cabinets, and Jeff created a beautiful kitchen island design that helped the room’s flow come together and made a ton of seating. We added a stunning quartz kitchen countertop that we also ran up the walls, giving such an elegant design! Then, my personal favorite, we added a light blue sink for a pop of color! 

 

Main Bedroom- 

With the main bedroom being a little smaller than most homes today, we wanted to do something to make it stand out. We went ahead and added a railing to the covered deck patio and a door to the outside to enhance the beautiful view. We also moved the wall into the bonus space, giving a large walk-in closet and the main bathroom. We also wanted to update the bathroom beyond the builder-grade materials and my bow on the home—the black soaking tub.

 

Staging- 

Staging for this home was so important! There were a lot of areas, like Episode 3, that the owners were not sure what to do with them. We show the buyer how they could use each room. Flipping the living room and dining area gave a very cohesive feel to the home. Upstairs in the bonus space, we also need to show the buyers how it was possible to have it be a kids’ space or a family hang out! In general, buyers have a hard time envisioning what a room will look like when they live there if they have not been presented with different ideas first.
